Temple View Commons Aims to Address Growing Housing Demand |
Cedar City is set to welcome a significant addition to its housing landscape with the introduction of Temple View Commons, a development bringing over 160 new homes to the area.
This initiative comes at a crucial time, as the city experiences a steady influx of new residents annually.
Mary Marcum, project designer and partial owner of Temple View Commons, emphasized the development's commitment to affordability without compromising quality.
"Our 3-bedroom, 3.5-bath homes start at $380,000, featuring high-quality finishes and fixtures," Marcum stated.
"Cedar City needs more housing options in this price range."
The city's housing market has been notably active.
As of November 2025, the median price for a single-family home stands at $387,065, with a median Automated Valuation Model (AVM) value of $438,000 for properties sold in the past year.
Additionally, there are 545 involuntary liens on 489 properties, 22 in pre-foreclosure, and 12,773 properties with more than 50% equity in Cedar City.
Public Information Officer John Zierow highlighted the city's proactive approach to meeting housing demands.
"In 2025, we've seen 275 multifamily units built so far, a significant increase from 34 units in 2024," Zierow noted.
He also mentioned efforts to make affordable housing more accessible by allowing less expensive building materials and zoning areas around the university as high-density to accommodate students.
"We can maintain the charm of the small town and meet the needs of growth," Zierow added.
Jarrod Grannum, community director of Temple View Commons, expressed a personal connection to the project.
"My family's been here when there was nothing but dirt everywhere you look," Grannum said.
"I have a lot of friends and family that are in this predicament, and we just want to give back."
Temple View Commons is currently in development, with a model home located at 3049 W 1600 N, Cedar City, UT 84721.
Prospective buyers can tour the homes without agents or pressure.
