Iron County officials are evaluating a proposal to rezone approximately 123 acres of agricultural land near Cedar City, Utah, for industrial use.
The developer, Vanhurst Real Estate, has submitted a request to change the zoning designation from agricultural to industrial, aiming to accommodate future development projects.
Brett Hamilton, an Iron County planner, noted that the area falls within a tier two boundary, indicating anticipated growth near municipal regions like Cedar City.
The proposal suggests dividing the land into sections designated for light industrial and general industrial purposes.
Hamilton explained that light industrial zoning restricts more intensive uses, pushing them to areas zoned for general industrial activities.
Some local residents have voiced concerns about the loss of agricultural land and the potential impacts of industrialization on the community.
Hamilton emphasized that such concerns are integral to the evaluation process, considering factors like surrounding land use, potential impacts, and infrastructure needs.
Community members are encouraged to participate in upcoming public hearings to express their views.
The Iron County Planning Commission will discuss the proposal on February 5 at 5:30 p.m., and the Iron County Commission will address it on February 9 at 10 a.m.
Both meetings are open to the public.
